At ca. 100 meters from the apartment is the stop of the public waterbus (Vaporetto stop: "Fondamenta Nuove") and nearby you can find one of the most beautiful Venetian's Campo, San Giovanni e Paolo. Situated in a central position, you con walk 10 minutes to S. Marco Square and Rialto Bridge. The head entrance is a large and luminous hall, which is the living room of the apartment, where you find a fireplace of the seventeenth century decorated as the ceiling with important seventeenth century's stuccoes and two comfortable three sits sofas. From the living room you have the access to either the sleeping rooms, one with two single beds and one with a king size bed, both with private bathroom with shower, either to the large and luminous kitchen, furnished with the most modern electrical household appliances (cooking plate with 5 pits, electric oven, freezer, fridge, dishwasher. The washing-machine is situated in a shelter in the garden) and it is furnished with an ancient food-cupboard and with an eight person table from the nineteenth century. From the kitchen you can access the large and sunny terrace that looks in a marvellous glimpse on the "Rio dei Mendicanti", which is one of the most used canal of Venice. From the terrace, trough a stone stair, you can descend to the garden where you can access the STUDIO that is a completely separated accomodation but also the third sleeping room with two beds. This room is ca. 25 square meters and is situated at garden level right under the terrace. The STUDIO has a private bathroom with shower, a kitchenette set in an antique cupboard, a television, a fridge and air conditionner. From the garden, through the water door, you have direct access to the "Rio dei Mendicanti", where you can moor a boat, and, through a private gate, you can exit in "Calle Berlendis" and from there to the city. TV: Terms and conditions Geaneral conditions Bookings are considered valid on the effective day of receipt of 30% of the cost of the entire stay, to be anyhow sent 15 days before the arrival. Check out will be within 11 a.m. of the day of departure. You will find the apartment clean and tidy and you must make sure that it will be in the same conditions when you leave. The refrigerator must be emptied, kitchenware washed up and garbage taken out of the apartment. On the contrary you will be requested to pay an extra charge of 50 Euro. It is forbidden to admit in the apartment a number of persons exceeding that on the booking form or exceeding the number of beds in the apartment. A security deposit of 500 Euro will be requested upon arrival and it will be kept as a guarantee during your stay. It will be given back to you at the end of the stay after having carried a control of the status of the apartment. The cancellation of the reservation received in written within 15 days forseen arrival involves the loss of the sum already paid (30% of the cost of the entire stay). These conditions are considered fully accepted when booking is made.
